Plan Commission Gives Green Lights to Yoga, Massage and a Wendy’s

Committee unanimously welcomes three new businesses and gives a nod to a zoning change.

With unanimous votes at Tuesday night's city Plan Commission meeting, residents will likely see three new businesses entering Wauwatosa in the near future.

A Wendy’s restaurant could take the place of the unoccupied former Steak ‘n Shake at 3140 N. 124th St. under a request for a conditional use permit by Tedd Meredith of Bridgeman Foods and Max Haechler.

The establishment will essentially take over the existing building as is, while making a few subtle changes for operation, they said.

Yoga and Ayurveda Corner would make its way into the Mayfair Business Center at 10701 W. North Ave. in a conditional use request from Mary Bruck, who would operate the business, and Neil and Dinesh Sanghavi of the business center.

The establishment will focus on health maintenance and improvements.

Bruck said Ayurveda is a holistic healing system through the use of diet, herbs, meditation, aromas and more, and is a process used in many parts of the world.

Yoga and Ayurveda Corner will offer yoga classes as well.

Gary Metz, a resident in the 2200 block of North 107th Street, stated his concerns with the establishment's proposed hours and what he called the degree of filth outside of the building.

Bruck proposed hours of operation 7 a.m. to 10 p.m. daily.

Mayor Jill Didier said she did not have an issue with the hours because other businesses in the area have similar hours and parking is abundant during those hours.

Bruck said she proposed those hours as a basis for her business and will plan accordingly as the business develops.

Another new business, Seva Therapeutic Massage, a massage therapy establishment, would be located at 7332 W. State St. It would be open from 9 a.m. to 8 p.m. Tuesday through Friday, 9 a.m. to 4 p.m. weekends and closed Monday.

Zoning Change

Property owner, Stephen Lauenstein requested a change of zoning for his property located at 3720 North 124th Street from an AA Industrial District to an AA Business District.

The Plan Commission recommended the request with the knowledge that businesses in the surrounding area are already under the AA Business District zoning.

Lauenstein said that in his five years owning the property he has seen an evident change that people are attracted to the building for retail-orientated businesses and requested the change to prevent hold-ups with the city when new businesses try to lease his property.

Didier said she trusted the change was a good thing and requested the owner to make sure good tenants will occupy the building and grow with the community.

The Community Development Committee will discuss all of the items at 8 p.m. Tuesday.
